Structural Defects
Must generally be identified within 10 years of the building work being completed.
Non-Structural Defects
Must generally be identified within 12 months of the building work being completed.
Important:
- Once defects are identified, you should lodge a formal complaint with VBA as soon as possible.
- Complaints should generally be lodged within 12 months of becoming aware of the defects.
- We recommend booking your Warranty Inspection around 11 months after your Building Handover Inspection to ensure any non-structural defects are identified before the warranty period expires.

DBDRV Inspection and Defect Report
If you have been unable to resolve a dispute with your builder, Domestic Building Dispute Resolution Victoria (DBDRV) is an independent Victorian Government agency that provides the first step in resolving domestic building disputes.
A comprehensive and independent inspection is essential to identify and document all defective, incomplete, or non-compliant work. Accurate documentation helps ensure your claim is presented clearly, objectively, and with supporting evidence referring to the Australian Standards and the National Construction Code (NCC).
Important:
DBDRV assessors will only inspect the defects and issues that are listed in your application. Any items omitted may not be considered during the assessment.

Do I need to be present for the inspection?
Your presence is certainly welcome, but not essential. Our inspector will need access to the property, which we will arrange via the real estate agent or vendor.
How long does the inspection take?
Depending on the property itself, we allow 1 to 3 hours for the inspection, and up to another hour for the report and documentation. Some homes, inspections take less or more time, depending on the type of construction, accessibility and on the number of defects found.
When will I receive the report?
The report is available within 4 hours after the inspection is completed or sooner. Payment must be received prior to a report being emailed or sent.
